# Loan document reviewer
Produces a term deviation report, a covenant summary, and a guaranty scope assessment from a commercial real estate loan package, with every finding tied to a specific document and section.
The skill compares the final documents against the term sheet, extracts covenant thresholds and tests, and identifies the provisions that will constrain operations after closing. It does not negotiate loan terms and it does not represent either party.
## Scope
Up to 2 loan packages per session. A loan package is the note, mortgage, loan agreement, guaranty, and related documents for a single loan. The count drops to 1 when a package includes a complex syndication structure, multiple tranches requiring separate review, or a CMBS structure with pooling and servicing agreement references.
This skill does not constitute legal advice. It does not opine on the enforceability of loan provisions in any jurisdiction or on the adequacy of a proposed modification.
**The line is between what the documents say and whether the terms are favorable or enforceable.** Whether a covenant is acceptable to the borrower is a business judgment. Whether a carve-out is enforceable in a given jurisdiction is a legal determination. This skill identifies and summarizes what the documents contain. Legal and business judgments belong to counsel and the borrower.
