# Real Estate SEO
Real estate search is dominated by two or three national portals with enormous inventory and domain authority. An individual agency will not outrank them on "flats for sale in Manchester" and shouldn't plan to.
What an agency can win is everything the portals do badly: hyper-local knowledge, valuation intent, the seller side, and named-agent searches.
## What ranking here actually looks like
- **Property search terms** — owned by the portals, comprehensively. Do not compete here.
- **Neighbourhood and area guides** — winnable, because portals produce these generically and locals can produce them properly.
- **Valuation and seller intent** ("how much is my house worth", "should I sell now") — the commercially valuable segment, and much less contested.
- **Process questions** ("how long does conveyancing take") — winnable long tail, increasingly with AI Overviews.
- **Agent name and branch searches** — brand terms you should own outright.
**The seller side is where the money is and where the portals are weakest.** Agencies chase buyer traffic because it's higher volume, but buyers come from portals anyway. Sellers choose an agent, and they research that choice.
