# Property Management Lead Generation
Property management is a recurring-revenue business, which means predictable budgets and a genuine appetite for anything that reduces per-unit cost. It's a good outbound vertical.
The measure that matters is units under management, and it's rarely published directly — so most of the qualification work is finding a reliable proxy for it.
## Who actually buys
| Type | Who decides |
|---|---|
| Small letting agent (under 200 units) | Owner or lettings director |
| Mid property manager (200-2,000 units) | Operations director. Best target |
| Block / strata manager | Head of block management |
| Build-to-rent operator | Operations or asset director |
| Large managing agent (5,000+ units) | Procurement, IT, longer cycle |
| FM provider | Contracts or operations director |
**Units under management is the only size measure that matters**, and staff count correlates with it loosely at best. A 12-person firm managing 1,400 units is a bigger deal than a 30-person one managing 300 high-touch prime lettings.
**Block management and lettings are different businesses.** Block managers deal with service charges, contractors, and compliance across communal areas. Letting agents deal with tenants, rent and turnover. Different pain, different software, different email.
